1) Our Public Land Should Not Be Used for a Private Development of 7 High Rises
This project uses our public land to subsidize a private development of 7 high rises. This will be the entry point for these Miami developers. There's nothing stopping them from going after Memorial Park again and into our neighborhoods. The plan has always been a moving target and will continue to be. We need to shut the door now before it’s too late. After March 10th, we don't get a say anymore.
2) We Will Have Even More Traffic Congestion
Traffic is already bad enough--this mega-project will make traffic worse and overload our infrastructure. The infrastructure of Boca and our roads cannot support 7 more high rises in this dense development project.
3) We Will Lose Our Main Police Station Downtown
The developer wants the public land where our main downtown police station is. They want to build two high rise condo buildings on top of where our police station currently is. Having a main station downtown has always kept us safe and we stand to lose the land along with our main downtown station.
4) We Won't Get Anything For Free
We don’t get a free City Hall but instead pay for it ourselves as well as all other improvements. We won't see the supposed "billions" they're selling us on until decades later and that’s a BIG IF. Financial analysts say projections 5 years out are unreliable, let alone 99 years. Boca is in a strong financial position—we have a AAA bond rating and a $40 Billion tax base, higher than any other city or town in Palm Beach County. Boca does not need to hand over public land to finance a new city hall.
5) It's a Bad Deal for Boca
We shoulder all the risk and see our money last, if we even do see some part of what they're selling us on. The lease structure enables the developer to flip the buildings with little money down and walk away early with a windfall—meanwhile taxpayers don’t see supposed revenue for decades. If the developer goes bankrupt they can walk easily having put little money down, leaving us with another Mandarin Oriental.
